Step 1 to helping fix spirit
Get rid of the fake spirit left behind when she phases. I personally think it doesn't make sense for it to stay behind anyway, this would allow her to be just as strong in some cases, while eliminating the ability to fake a phase. I just think overall it would help solve a lot of what makes her feel broken.

Or just give some indication, like glowing body parts on the husk, that she's phasing.

I mean yeah that would work too, I guess I just don't understand why the fake spirit stays there. I thought the concept was she was traveling through an alternate dimension/realm I feel like that implies that her being is in the other place not that she just teleports her physical body.

Outside of gameplay mechanics, the visual effect they were going for was that from other ghost jumpscare movies where a character sees the ghost at a distance and then it's instantly right in front of them.
Visually, this is the effect and experience they were going for.
Getting rid of the husk eliminates this effect.
What would you want to give the Spirit in exchange for being able to tell when she phases? We're talking about balance afterall.

let's break this down by comparing her with Wraith:
Both need a moment when going invisible.
Wraith can see survivors, but has an indicator where he is and needs to uncloak which is announced and comes with a moment in which he can't attack. (wraith mains, please correct me whether or not there are add ons that do away with that interim between uncloaking and being able to attack)
Spirit can not see survivors, but can attack directly after 'uncloaking' with no waiting period. There is an accoustic cue to her being nearby, but it's IMHO not as distinguishable as Wraith's bell.
On paper these Killers are balanced, but in practice Spirit is easier exploitable.
The biggest issue with both here is 'phase camping' aka going invis near a hooked survivor. With Wraith, due to the uncloaking it's less exploitable, but with spirit there's some vile-spiritedness (hah!) throughout all ranks, that usually goes like this: spirit hooks a survivor and phases, flitting around the hook, and dipping behind an obstacle if the phasing runs out. rin-se (hah!) and repeat until they hear the unhooking sound and strike. Seen it often enough and know from higehr ranks that they experience that all too commonly.
I don't know how to address the 'can't hear her coming' part of the issue aside from 'make the sound more stand out against the regular sounds' (not to the degree of turning her into a copy of wraith in that regard), and the phase-camping could be addressed by having her not be able to use/auto-unphase when within a certain proximity of an occupied hook (iirc PH can't make trenches directly around the hook)

I mean I main spirit and I don't think she would need absolutely anything to replace this. I don't think its a core part of her kit. Sure it lets you get some mind games here and there, but honestly that part of her kit is pretty unnecessary imo. I think she is extremely strong currently and I think taking this part of her kit away would be closer to balancing than giving her something else in return.

I think spirit is a little bit too strong, and I think that by allowing players to know when she enters phase it would almost immediately change her from a "broken killer" with little to no counter play into a "Strong killer" with new means of counter play. If you know a killer phases at a pallet because she disappeared from sight you now have an option to ease back over the pallet you dropped. A good Spirit would be able to recognize patterns on how each survivor chooses to react to her phasing and be able to mind game while invisible.
Overall this change wouldn't be a huge impact to the spirit player, but it would feel infinitely better as a survivor being chased by her. Knowing she's phase walking and being able to avoid the down during her phase walk are very different things. I just think it would be a great change to make her ability feel less like a guessing game and more like a skill based interaction...

Well, she can be way faster while she's phasing but in exchange of this she needs a indicator when she's phasing.

I've no problem with changes to spirit that make it easier to tell when she's phasing but what stops the spirit from phasing on the spot without moving before reappearing? More effort + actively listening out for what the survivor is doing is involved but it's ultimately the same standing still trick that's the most complained about thing.

This would involve a conscious decision made by spirit to commit to the location she's in. What makes her so strong now is she can lock down the location she's currently in and if the survivor bolts she just phases and chases them down. These changes allow the same mind games to occur but it would force more commitment from spirit

I never said she was. I've made several posts over the last week addressing the problems I have with the game and attempting to brainstorm solutions. Just because I propose a change to one part of the game doesn't mean I think the rest of it is flawless...

Spirit is fine and doesn't need MORE nerfs. Just because you find her unfun doesn't mean she is OP.

I think just removing the husk would be fine and doesnt mean she needs a buff sure now we know when's she phasing but not where so she still has the same effect just no more standing still and for all you know she could phase standing still to bait vaults back into her.
This would also make her skill cap higher and not the brain dead killer she is right now.

In exchange she gets a vault animation.
Honestly though, I like OP's idea. That's not going to make her more fun to play or verse, but at least it's going to force people who think they're "mindgaming" start to use those grey cells in a chase, or switch to another killer. It just gets rid of the most brainless interaction in the game.

That would defeat the purpose of Spirit! I keep trying to tell the community, you can't nerf Spirit without defeating the purpose of her, everybody wants her to have a indicator that she's phasing and that also defeats the purpose of her. Even if they did add a indicator all she has to do is hide her husk and we are back to square 1.
All this hate for Spirit I believe stemmed from wanna be toxic survivors not being able to loop her for 5 gens, and survivors that don't wanna change their tactics for dealing with her

To help survivors against Spirit, maybe make her husk glow or become slightly transparent when she is phasing.

Balance doesn't mean you have to give and take at the same time, not saying spirit is OP, but if she were it would make little to no sense to give her something because they reduced her power, that's not balancing at all.
