It's useful every 2 games out of 5 in my experience. If the killer tunnels a survivor and doesn't apply much pressure, it's kinda a dead perk, but it pays off if the killer injures a lot of people or if you get lots of lucky skill checks. It basically turns into a permanent We'll Make It that ignores slowdown perks at 5 stacks, and it makes healing the go-to strategy as opposed to rushing the gens assuming you're the one healing. The only downside is the regression from your first heal or two, which has only kicked my ass one game out of the last 30 I've played
EDIT: Also, you might want to run bond or empathy with it. I don't think you'll get as much value out of it without one of those (bond is also good for getting yourself healed so I recommend that)

I Used that exact build on trapper once and a survivor messaged me calling the build boring and toxic.
Killers just aren’t allowed to try and win.
