Partially cleared up by Revelations/Instruction manual, there are a few factors.

    Killers:

    a) Have been traumatized/committed a traumatizing action in a way that irreversibly changes/breaks them. (Common trait of almost all killer bios)

    b) Can be controlled/convinced to willingly kill/attack other survivors. (All bios, perk descriptions, certain addon descriptions, and instruction manual)

    c) Are, for all intents and purposes, evil in the eyes of humans (Freddy, Shape). (All bios)

    d) Or are Monsters (Demogorgon and essentially Oni). (Bios)

    Survivors:

    a) They are individuals who will not be missed by many people. (Common trait of all Bios)

    b) Their worlds have no knowledge of the Entity. (revealed by Archives: Arcus logs)

    c) Have a high capacity for Hope (those who do not have hope are of no use to it, and will either be ignored or sent to the Void). (Referred to in the Instruction manual and Benedict Baker Journal.)

These are the basic variables I can think of now, there can be more.

There are 2 exceptions for survivors.

    Quentin and Kate.

Quentin accidentally summoned the entity when he wished Freddy gone.

And Kate's connection to the earth around her summoned the entity

Quintin: I thought it's his connection to Freddy, not because of a wish.

Kate: I thought it was just because she was alone in the woods, just like Meg, Jake, and Claudette's disappearance conditions.

And both have a high capacity for hope. Something the Entity would be very interested in.

Where Feng Min got her mind control powers from. There's got to be some reason why people like that garbage character.

If there is a confirmed, 100% way to escape the realm. Not asking how to, I just want to know if it is actually possible.

Right now, escape seems impossible. The only way out at the moment is... well, the Void. But the Void is certain death of the soul.

However, the Entity's weaknesses are starting to be revealed. We already knew of one (Lightburn), but there are worlds that could potentially fight back against them (the Observer mentioned this). Perhaps, through these informed worlds, they could be freed.

That reminds me of a qna the devs did where a player asked if there was a way to kill the killer. Mathieu responded with this:

"We hinted to that at some point, to having a very secret sequence of things that could allow you to do that, maybe not killing the killer, but escaping for real."

That would be cool if there was a secret sequence of events in that game that did trigger some kind of event. I wonder if there are any secrets we don't know about.
