Tunneling is fair in my opinion. There isn't much a killer can do that is "toxic" except for facecamping and hitting the survivor on the hook over and over.1 -

Ruin is needed if you want the game to last more than 5 minutes but yes, in high ranks, it's pretty much useless since survivors find it in 10 seconds1
