Lag whenever killer is in proximity

When playing survivor, either with friends or solo, I am experiencing serious lag whenever the killer is in proximity. I am unable to run and can barely move. I was connected wirelessly and my ping was at 100-140 during several matches. I connected my xbox to my modem with an ethernet cable to resolve the issue but that didn't help. With a wired connection my ping is 30-60 but I'm still experiencing the same issues.
It's gotten to the point where I'm being tunneled out of matches because I cannot run away from the killer and they notice that I'm an easy target.
