Human Greed needs a buff.

Human greed shows auras around 8 meters of a chest for 3 seconds meanwhile weave attunement shows permanent aura around 12 meters form a dropped item. I know weave is getting a nerf soon and maybe it will make this comparison useless. I think a couple number buffs can make this perk better. In a normal match only 3 chests spawn 1 being in the basement i think this perk should spawn 2 more chests like hoarder does.

Buffs:

8 meters → 10 meters

3 seconds → 5 seconds

Adds 2 chests

I can’t really disagree with any of your suggestions - seems a generally fair and balanced trade off :)

I do however, in general feel that an overload of aura perks are seriously unhealthy for the game as they make the bar for newer players’ entry into the game significantly more steep.

I don't think this aura perk is harder for new players to understand due to it showing up in the screen as a debuff plus you can counter it by opening the chest meanwhile bbq and nowhere to hide are hidden to survivors.
